FAQ

The questions you're already asking.

Money & terms

What does 100% commission mean at The Olea Group?

You keep your full commission and pay a low monthly fee plus a flat fee per transaction. There is no brokerage commission split or cap. Additional brokerage services, such as a CRM, qualified-lead tools, or one-on-one guidance, are optional and paid separately. Ask the Managing Broker for the current fee quote before joining.

What agreement and fees should I review before joining?

Review the independent-contractor agreement and current fee schedule with the Managing Broker before deciding. Confirm payment timing, optional-service charges, and any notice or termination terms in writing. The published brokerage model is a low monthly fee plus a flat transaction fee; do not assume contract terms from a recruiting page.

How do I compare a 100% commission model with a 70/30 or 80/20 split?

Compare annual brokerage costs using the same production. Under a 70/30 split, the brokerage share is 30% of gross commission; under 80/20 it is 20%. For Olea, calculate 12 monthly fees plus the flat fee multiplied by your annual closings. Our calculator uses your fee quote. Include any caps, optional services, and other expenses when making your final decision; savings are not guaranteed.

Joining & support

How can I switch brokerages privately in Cape Coral or Fort Myers?

Start with a confidential conversation with the Managing Broker. Discuss your current agreement, active listings, and pending transactions before making changes. Your transition can then be planned around your situation; the treatment of existing business must be reviewed rather than assumed.

Does The Olea Group provide free real estate leads?

No. Leads are not included or guaranteed. A qualified-lead option may be available for an additional charge. Independent agents remain responsible for building their business; discuss availability, pricing, and the specific service before choosing an option.

Does the brokerage provide transaction coordinators?

No. The Olea Group does not provide transaction coordinators. The transaction system includes an easy checklist to help agents organize documents and next steps. Agents manage their transactions while the brokerage handles required broker and compliance review.

Is one-on-one broker mentorship included?

One-on-one guidance from the Managing Broker is an optional paid service, not unlimited support included in the base model. Required broker and compliance review is separate from individual coaching. Discuss the scope, availability, and price of mentorship before opting in.

Is a real estate CRM included or optional?

A user-friendly CRM is an optional service available for an additional charge. Qualified-lead tools are also optional. Ask which tools are currently offered and how each is priced; neither a CRM subscription nor leads should be assumed to be included in the base brokerage fees.

How can agents request exposure for listings and wins?

When requested, the brokerage offers complimentary exposure for agent listings and wins across its platforms on a rotating basis. Agents can use the office content room to create their own content and remain responsible for their business marketing.

Office & reach

Is The Olea Group a bilingual real estate brokerage?

Yes. Our Managing Broker is fluent in English and Spanish, and most Olea Group agents speak both languages. The brokerage offers a friendly, collaborative environment for agents serving English- and Spanish-speaking clients in Southwest Florida.

What office spaces can Olea agents use in Cape Coral?

Agents have 24/7 office access in Cape Coral. The office includes a content room for creating video and social content, plus a professional conference room for client presentations and meetings. Ask about scheduling and room availability when planning a visit or session.

Which MLS systems does The Olea Group offer access to?

The brokerage offers access to Stellar MLS, Miami REALTORS, and Florida Gulf Coast MLS. Discuss the memberships, eligibility, and any applicable third-party dues needed for the markets you plan to serve. Brokerage access should not be read as a promise that every outside membership cost is included.

Which Florida communities does The Olea Group serve?

The Olea Group is based in Cape Coral and serves an extensive Florida area: Lee County, Hendry County including LaBelle, Broward and Miami-Dade counties, Sarasota County including North Port, and Charlotte County including Punta Gorda. A confidential recruiting conversation can help you discuss how your local business fits the brokerage’s independent-agent model.

Can my clients use The Olea Group moving truck?

Agents can reserve the brokerage’s moving truck for clients at no additional charge, subject to scheduling and availability. Confirm the reservation and use requirements with the brokerage before promising the truck for a specific moving date.
